Development of a digital maturity model for the property management sector
Digital transformation has been a prominent topic in the business environment for years. This research work focuses on the digital transformation in real estate, in particular property management as a service. This paper incorporates the following thesis statement “It is possible to develop a digital maturity model for the property management sector which assists property management organizations in planning and navigating their digital transformation.”. The research is conducted utilizing contemporary sources from the literature as well as an iterative approach featuring qualitative expert interviews. The thesis could be verified. This work addresses an important aspect as the following will describe. According to current literature, the real estate industry has been determined to be relatively behind in digital transformation compared to other industries posing several challenges. Among other things, one potential risk may be the threat of new entrants working on industry wide challenges. With this in mind, this master thesis developed a digital maturity assessment model for property management companies. This artefact assists companies in determining the as is state and shows to-be state within digital transformation. It considers a 360-degree perspective considering dimensions such as organisational excellence, customer centricity, operational excellence, and business model. The base model has been adopted from the Abili framework and tailored to the needs of property management. The model also features 10 digital maturity levels which give a solid base to determine the target state. This research project also contributed to the current body of literature as there was little existing research identified in terms of digital transformation in real estate. In this context, future research is urged to work on various aspects as the following will demonstrate. One could adapt the artefact to check whether it can be further developed or applied in other contexts. Possible aspects would be corporate real estate management or business segments such as residential, commercial, or industrial building. From a broader perspective, it may be worth developing digital maturity assessment models in another sub focuses such as proprietor/asset manager or construction.
