Actionable Data Visualization for Cost-effective Real Estate Portfolio Decarbonization Planning

Pan-European Assets Management organization, a major player in real estate investment, holding 28% of its total assets under management in this segment. The company is committed to reducing carbon emissions by 2030 by 20% compared to 2019. Resource constraints limit portfolio managers conduct thorough, on-site assessments of all its properties. This challenge requires a data visualization tool that can highlight critical investments in its properties based on existing data.
The methodology of this bachelor thesis combines qualitative research through academic literature and expert interviews. The main target group for interviews were portfolio managers and dashboard solution providers in the real estate sector. For the dashboard solution provider analysis, the Likert scale rating method combined with the simple additive weight method was introduced. To effectively transform gathered information, the Data-Information-Knowledge-Wisdom Hierarchy was applied. For the development of a mock-up dashboard, the design thinking process was applied to this project.
This study identified key KPI’s, such as energy consumption and GHG emissions, as crucial parameter for decarbonization dashboards, along with essential data like property address and rentable area. The research also emphasized the importance of retrofit suggestions and cost analysis for effective planning. Other organizations were discovered to use similar dashboards, focusing on decarbonization pathways and the CRREM model. However, a lack of standardization in real estate decarbonization presents challenges with different guidelines, certificates and essential KPI’s. This leads to numerous providers offering varied solutions with robust features and integration capabilities. The study underscores the need for tailored solutions based on specific organizational requirements and highlights the importance of expert insights. Finally, a mock-up dashboard, offering flexible and interactive decarbonization planning, has been developed for the organization combining the findings of this bachelor thesis.
